About the Role
Our client is seeking a proactive and knowledgeable Building Surveyor (Aids & Adaptations) to join their Maintenance team. This is an exciting opportunity to make a tangible difference in people’s lives by delivering high-quality, customer-focused aids and adaptations to their housing stock.
You’ll play a key role in managing and delivering a range of adaptations — from minor installations to complex projects — ensuring homes are safe, accessible, and tailored to meet residents’ needs. Working closely with occupational therapists, contractors, and internal teams, you’ll help to provide a responsive, efficient, and empathetic service.
Key Responsibilities
Deliver a high-performing aids and adaptations service in line with statutory and regulatory requirements.
Undertake property surveys and prepare specifications, schedules of work, and tender documents for adaptations.
Manage the full lifecycle of adaptation projects — from initial assessment through to completion and inspection.
Work collaboratively with local authority partners, including care and repair teams, to plan and coordinate annual funding and work programmes.
Provide technical advice and recommendations on adaptation solutions, ensuring work is compliant and cost-effective.
Liaise with residents, occupational therapists, and contractors to ensure works are completed to high standards and within budget.
Monitor budgets, produce forecasts, and maintain accurate financial and operational records.
Lead on contractor management, ensuring compliance with specifications, health and safety standards, and contract terms.
Maintain and manage the aids and adaptations waiting list, ensuring fair and timely delivery.
Support continuous improvement across the service, ensuring a consistently customer-centred approach.
About You
You’ll be an experienced and empathetic surveyor with a passion for helping people live safely and independently in their homes. You’ll bring strong technical knowledge, attention to detail, and a proactive approach to managing projects and relationships.
Essential skills and experience:
Proven experience working within an aids and adaptations service or similar environment in social housing or construction.
Strong understanding of building surveying, contract management, and procurement processes.
Experience managing budgets, waiting lists, and multiple projects simultaneously.
Knowledge of statutory requirements, building regulations, and health & safety legislation (including asbestos and CDM).
Excellent communication skills, with the ability to explain technical information clearly to residents and stakeholders.
Strong organisational and project management abilities.
Desirable experience and qualifications:
Experience working with care and repair services or local authority partners.
HNC or NVQ Level 4 (or equivalent) in Building Surveying or a related field.
Understanding of Disabled Facilities Grants (DFGs) and adaptation funding processes.
Additional requirements:
Full UK driving licence and access to a vehicle insured for business use.
