Building Surveyor (Aids & Adaptations)

Salary: £40,870 per annum
Location: Field-based with some office and home working
Hours: 37 hours per week, Monday to Friday
Contract: Permanent

About the Role

Our client is seeking a proactive and knowledgeable Building Surveyor (Aids & Adaptations) to join their Maintenance team. This is an exciting opportunity to make a tangible difference in people’s lives by delivering high-quality, customer-focused aids and adaptations to their housing stock.

You’ll play a key role in managing and delivering a range of adaptations — from minor installations to complex projects — ensuring homes are safe, accessible, and tailored to meet residents’ needs. Working closely with occupational therapists, contractors, and internal teams, you’ll help to provide a responsive, efficient, and empathetic service.

Key Responsibilities

  • Deliver a high-performing aids and adaptations service in line with statutory and regulatory requirements.

  • Undertake property surveys and prepare specifications, schedules of work, and tender documents for adaptations.

  • Manage the full lifecycle of adaptation projects — from initial assessment through to completion and inspection.

  • Work collaboratively with local authority partners, including care and repair teams, to plan and coordinate annual funding and work programmes.

  • Provide technical advice and recommendations on adaptation solutions, ensuring work is compliant and cost-effective.

  • Liaise with residents, occupational therapists, and contractors to ensure works are completed to high standards and within budget.

  • Monitor budgets, produce forecasts, and maintain accurate financial and operational records.

  • Lead on contractor management, ensuring compliance with specifications, health and safety standards, and contract terms.

  • Maintain and manage the aids and adaptations waiting list, ensuring fair and timely delivery.

  • Support continuous improvement across the service, ensuring a consistently customer-centred approach.

About You

You’ll be an experienced and empathetic surveyor with a passion for helping people live safely and independently in their homes. You’ll bring strong technical knowledge, attention to detail, and a proactive approach to managing projects and relationships.

Essential skills and experience:

  • Proven experience working within an aids and adaptations service or similar environment in social housing or construction.

  • Strong understanding of building surveying, contract management, and procurement processes.

  • Experience managing budgets, waiting lists, and multiple projects simultaneously.

  • Knowledge of statutory requirements, building regulations, and health & safety legislation (including asbestos and CDM).

  • Excellent communication skills, with the ability to explain technical information clearly to residents and stakeholders.

  • Strong organisational and project management abilities.

Desirable experience and qualifications:

  • Experience working with care and repair services or local authority partners.

  • HNC or NVQ Level 4 (or equivalent) in Building Surveying or a related field.

  • Understanding of Disabled Facilities Grants (DFGs) and adaptation funding processes.

Additional requirements:

  • Full UK driving licence and access to a vehicle insured for business use.
